How does the foreclosure process work in Florida?+
Florida is a judicial foreclosure state. After you miss payments (typically 90-120 days), the lender files a lawsuit (lis pendens). You're served and have 20 days to respond. If unresolved, the court enters a Final Judgment and sets a public auction date — usually 4 to 8 months from the initial filing, sometimes longer if contested. You can sell the property any time before the auction and keep any equity above the payoff.
How long do I have before I lose my house?+
It varies. From the first missed payment to the auction, most Florida foreclosures take 8-14 months. But every week matters — the earlier we act, the more options remain (reinstatement, loan modification, short sale, traditional sale with equity, or a cash sale before the sale date).
Can I sell my house if I'm already in foreclosure?+
Yes. You can sell right up until the courthouse auction. What is a short sale and do I qualify?+
A short sale is when the lender agrees to accept less than the full loan payoff. You typically need to show hardship (job loss, medical, divorce, death in the family) and prove the home is worth less than what's owed. We coordinate the entire lender negotiation and often get deficiency waived so you owe nothing after closing.
Will a foreclosure or short sale ruin my credit?+
